Residential Shingle Roof Tune-Up: Avoiding the New Installation

Residential Shingle Roof Tune-Up: Avoiding the New Installation

If you own a Chicagoland residential or commercial property with an asphalt shingle roofing system, you should know that there’s a lot more to owning a roof of that type than just admiring its aesthetic value – at least if you want to avoid roof replacement and the associated new roof installation costs. Luckily, you have the licensed, insured and highly experienced professionals from Roofing by Hernandez on your side so you’ll always be a phone call away from the finest shingle roofing services in Chicago and the surrounding communities. And at incredibly low prices too!

But don’t worry, there are some things you can do to lengthen the functional lifespan of your roof shingles with a pro on your side. We’ll cover the steps the team at Roofing by Hernandez will take once you sign up for regular roof maintenance – the absolute best way to avoid new installation costs tied to your existing shingle roof. First, let’s look at what damages an asphalt shingle roof here in Chicago. That includes, but is not limited to:

  • The Elements: Weather plays a huge role in the effective lifespan of your asphalt shingle roof.
  • Pests, Moss & Algae: A variety of living things can wreak havoc on your asphalt shingle roof.
  • Shoddy Installation: Substandard roof installs can cause a lot of unseen damage over time.
  • Ignoring Maintenance: Just like any working system, roofs take maintenance to remain effective.
  • Environmental Factors: Some roofs suffer greater environmental degradation due to location.
  • Lack of Repairs: If an asphalt shingle repair was botched or overlooked trouble will always follow.

What Can We Do Together To Help Avoid Roof Installation?

Okay, so we’ve covered all the different ways that your asphalt shingle roof can sustain damage in and around Chicago. But what can you do as a property owner to forestall the costs of new roof installation? How can you avoid them for as long as possible? That’s easy – roof maintenance from Roofing by Hernandez. But here are a few steps a home or business owner can take on their own to make roof maintenance more effective in the long run. And by that we mean saving you money over time by limiting the roofing costs you pay out.

Why is that important you ask? Simple. Think of your asphalt shingle roof as a working system – like a sailing ship. It does work by repelling moisture and the elements while performing a necessary function in completing the structure of your residential or commercial property. The roof – be it shingle or any other system – plays an integral role in structural integrity and we all can agree that that’s an important job. You wouldn’t set sail on a boat that had not seen maintenance in a decade so why trust your roof to chance in the same way?

Here are a few preliminary steps you can take as a property owner before you call Roofing by Hernandez for a free roof maintenance estimate:

  • Keep trees and bushes trimmed back away from your roof. Falling limbs and leaves are a problem waiting to happen so avoid it by keeping your roof clear of vegetation.
  • While staying safe – no hanging from DIY harnesses or ropes, remove all debris and leaves from the roofing regularly. Don’t use a hose to spray it off as you may just make it worse.
  • Visually check your shingles from the ground or from the street to identify any missing or broken shingles. Check for discoloration. This is especially important after storms and high winds.
  • Clear your gutter system frequently to ensure organic matter buildup doesn’t begin to encroach on the asphalt shingle roofing. Water pooling in gutters is a major problem.
  • Watch your downspouts during rainstorms to catch any issues with water flowing efficiently through the system. Leaks or drips are signs of clogs and should be checked by our pros.

What Is Roof Maintenance from Roofing by Hernandez?

Want the short answer? It’s the most effective and affordable way to extend the functional lifespan of asphalt shingle roofing in all of Chicagoland. As to what it entails, that will be a little bit different for each customer and each particular asphalt shingle roof that we maintain. However, every roof maintenance visit will include all listed below (where applicable):

  • Remove and replace up to 25 shingle tabs.
  • Nail down any pop-up nails.
  • Nail down aluminum air vents.
  • Apply rubberized caulking around chimney flashing.
  • Apply rubberized caulking around all plumbing, venting, soil, and lead stacks.
  • Clean gutters free of debris.
  • Nail down all loose gutter spikes.
  • Will install up to 25 gutter hangers where needed.
  • Install gutter strainers in each downspout opening.
  • Re-Attach any downspout that have pulled away from the building.
  • Apply rubberized caulking around skylights.

Avoid Installation with Maintenance – Step #1: Roof Inspection

The most important element in avoiding new roof installation costs through roof maintenance – and one that’s present in every roof maintenance visit from Roofing by Hernandez – is a thorough roof inspection. Our highly-skilled professionals will walk every inch of the roof and examine it closely from every angle to find even the slightest hint of an issue. And we’ll listen to you about any past issues or repairs so that we can focus even more closely on those areas. That ensures that we always keep our eyes on what’s most advantageous to your asphalt shingle roofing’s long lifetime.

Avoid Installation with Maintenance – Step #2: Necessary Repairs

So, what do we do after we complete our roof inspection? We address each and every issue we identified to be certain that they pose no more danger to our customer or their shingle roofing. That includes simple roof repairs like replacing broken or missing shingles and/or flashing that could allow water to make its way into the roofing system and cause havoc. This includes flashing that’s in hard-to-reach areas too – like around chimneys and skylights – so you’ll be completely covered and safe from moisture until our next visit. Oh, we may even recommend repairs or replacements for existing system elements like gutters and downspouts if we believe it in your best interests. Plus, we handle that work ourselves so no need for another contractor!

Avoid Installation with Maintenance – Step #3: Clear Communication

With Roofing by Hernandez, you’ll always know exactly what’s happening with your asphalt shingle roofing – so long as our roof maintenance teams are on the job. We pride ourselves on our open and honest communication with home and business owners and always provide recommendations we truly believe are to their benefit – from roof maintenance to roof repairs to roof certifications. It’s why we have a five-star reputation across the web from customers just like you – customers who needed an honest contractor to assist them in avoiding the costs of new roof installation. If we can, we will and our roof maintenance plans are the most effective step you can take to extend the lifetime of your roofing for years and years to come.

Avoid Installation with Maintenance – Step #4: Detailed Recordkeeping

We know what you’re thinking – why does recordkeeping matter? Believe it or not, it matters in exactly the same way a report on a used car helps a buyer or a mechanic. By understanding what’s been done to a roof, when it was done and how it was done, we can better understand the issues we see today, tomorrow and years after. Think of the recordkeeping you and the team from Roofing by Hernandez do as a guidebook for any contractor or inspector who comes afterward – and then consider that everything you can share with them will mean less time onsite and lower costs for you across the board. And again, this will help you stave off new roof installation by giving your roofer the best information available about your asphalt shingle roof’s history.

How Chicago Weather Impacts Your Roofing

How Chicago Weather Impacts Your Roofing

As a Chicago-area homeowner – whether your home is in Des Plaines or Lincoln Park, you’re going to have to deal with the weather and its impacts on your roofing every single year that you own the home. It’s just a fact of homeownership in the Upper Midwest. Seriously, here in Chicago we not only see savage Midwest seasons – often one after another – but it’s all exacerbated by the big body of water we have sitting off our Eastern limits.

You can be sure that Lake Michigan has something to say about how long your roof will last. And it’s not a gentle neighbor so you’re going to have to fight back to keep your roofing in good shape for as long as possible. That’s where roof maintenance from Roofing by Hernandez comes in. It can help you mitigate the issues caused by the weather and strengthen your roof’s chances of lasting for as long as the manufacturer intended.

How Does Weather Impact Roofing Systems In Chicago?

Okay, so we’ve established that weather is the enemy of your Chicago-area roofing. And we’ve touched on the fact that roof maintenance from Roofing by Hernandez can help you fend off the weather’s advances. But exactly how does Chicago weather make its presence felt where roofing is concerned? There are a couple ways this happens so let’s take a look at each of them:

Weather Impact #1: High Winds

Probably the most common weather impact on roofing seen in the Chicago area comes from high winds. They call Chicago the Windy City for more than just weather but that definitely plays a role in living here. High winds can make any roofing system fragile due to the way they hit the structure. Crosswinds and updrafts can get under roofing material – especially asphalt shingles – and wreak havoc once the drafts hit the cracks. While this may not be obvious to the casual observer, these small cracks being widened every time a windstorm kicks up will lead to serious trouble – from water seeping in, missing roof elements like shingles and potential fall damage if something comes loose. Best to call for a roof inspection right away!

Weather Impact #2: Hail Storms

Depending on how long you’ve lived in the Chicago area, you’ve probably become acquainted with hailstorms. Yes, they hit the city pretty frequently and that could increase if the climate experts are right in the long-term assessments. And that would be bad for all the homeowners in the area because hail is a major contributor to roof damage throughout the area. No matter what type of roofing system you have in place – be it flat roofing, low-slope roofing or pitched roofing using asphalt shingles – hailstones can do tremendous damage and leave you with thousands in repair or replacement costs. If the hailstones are big enough – if the thunderstorm is powerful enough – you’re going to need an expert roofer for immediate roof repairs.

Weather Impact #3: Snow & Ice Dams

Again, if you’re a Chicago-area homeowner then you know what an ice dam is and how much snow we see here each and every year. Even in light winters, ice dams are a real concern for homeowners across the region. Why? well, that’s pretty clear to anyone who’s seen one. They’re huge, often weighing hundreds of pounds, and can come loose at any time. And because the ice is attached to your home’s edges, this can lead to enormous damage to your property and/or anyone near it when it falls. Plus, we have tons of snow that has to be cleared from roofing to ensure it doesn’t cause structural damage that you’ll have to pay to repair. That’s where ice dam removal and snow removal services from Roofing by Hernandez truly come in handy. You get expert service with just one phone call!

What Can You Do To Protect Your Chicago-Area Roof From Weather?

There’s a very simple way to protect your home’s roofing system from the negative impacts of Midwest weather – start a conversation with Roofing by Hernandez about all the ways we can assist you in preventing weather from becoming a problem. From roof maintenance plans that catch any and all issues long before they become bigtime problems to affordable and lasting roof repairs that do more than just apply a temporary stopgap, our licensed and insured professionals treat your roof like they would their own and never settle for anything less than stellar service.

Roof Maintenance vs. Roof Replacement

Roof Maintenance vs. Roof Replacement

One of the most frustrating parts of being a Chicago-area roofing professional – like the kind that work at Roofing by Hernandez – is watching an installation fall apart because of the lack of adequate roof maintenance. You’d be surprised how many homeowners simply don’t think about roof maintenance or believe it to be something only commercial roofs require. But really, roofs are all made from the same materials – no matter what type of roof they happen to be.

So, in order to try to convince our customers that roof maintenance – the kind of roof maintenance delivered by the licensed and insured professionals from Roofing by Hernandez – is a better option than leaving your roofing to its own devices. Or worse still, waiting until roof repairs just won’t cut it anymore to think about preventative attention for what is one of the largest investments you’ll make.

Roof Replacement Is Expensive & Repairs Are Short-Term Solutions

Let’s take a look at average roof replacement costs versus the costs of proper roof maintenance from Roofing by Hernandez. We’ll start with a cost per square foot average for replacement:

  • Average Cost-Per-Square Foot Roof Replacement: $250 – $1,000

As you can see, it gets really expensive when you start thinking about roof replacement as the only available solution to an existing roofing issue. Roof repairs are not much cheaper.

Speaking of repair, we might as well take a look at the costs of the average roof repair in Chicago. Keep in mind, these prices are based on the materials and labor involved:

  • Average Cost of Roof Repair – Chicagoland: $250 – $750

Now let’s compare that to the average cost of roof maintenance for a home in the Chicago area when Roofing by Hernandez is on the job. Needless to say, this is the best pricing in town:

  • Average Yearly Cost of Roof Maintenance: $750

It’s All About Prevention – Maintenance Keeps A Roof In Good Shape!

Okay, we can guess what you’re thinking. Why spend more for roof maintenance than a roof repair? The answer to that question is obvious when you think about it. Roof repair is addressing a problem. It’s fixing something broken with your roofing system. It’s trying to shore it up. It’s not correcting it long-term and it’s not supposed to as that’s what replacement is for. No, roof repairs are short-term solutions in most cases – say 2-5 years – and not meant to renew the system’s overall installation.

Roof maintenance, on the other hand, is all about preventing any issues in the first place. It’s about keeping the costs down long-term by ensuring that no problems ever get past the identification and mitigation stages. And that – no matter what type of roofing system you have in place – is the pathway to a long and worry-free life for your roof. And far fewer homeowner headaches for you!

Would You Ignore A Check Engine Light? Then Don’t Ignore Your Roofing!

The best way to think about roof maintenance is the same way you think about your vehicle. You get oil changes every 3,000-5,000 miles. You take it to a mechanic when it needs a tune-up. You give it the attention it needs because it works hard for you. You don’t want it to breakdown on you at the worst possible time do you? Of course you don’t and that’s how it should be when you think about your roof too.

It’s working hard for you around the clock – especially with Chicago’s Midwest weather – so it deserves a professional’s attention yearly to keep it strong for as long as the manufacturer intended. That’s right, roofing systems today are built with roof maintenance in mind so give Roofing by Hernandez a call at (312) 439-0556 or submit a contact form to learn more about our proactive and affordable roof maintenance plans for your home today!

New Asphalt Shingle Roof Installation

Prep for Day #1: Dumpster Drop-Off

The day has finally arrived! It’s time to start on your new asphalt shingle roof installation. But wait – we’re not sending materials to your location just yet. No, we need to tear off the roof first and for that we’re going to need a dumpster.

We use a dumpster drop-off truck that brings it just where we need it and picks it up when we’re all through. The truck will arrive within the window we provide for you – usually between 7:00 and 10:00 am. You’ll need to ensure that all vehicles and obstructions are moved the night before to allow easy access to the drop-off location.

Working Day #1: The Tear-Off Process

Once we know the dumpster is onsite, we’ll send our professional crew to your location to begin the work. Normally, we time this very close so that we’ll be there within an hour of dumpster drop-off – so long as that’s okay with you.

Now that we’re at the property, we start tearing off the old roofing material and depositing it in the dumpster. No muss, no fuss – just quick, expert work. For most roofs, this process takes most of the first day on the jobsite. We’ll apply dry in as we tear off the old shingles to protect the wood from any weathering while the new roof installation is underway. This begins at the furthest point of the roof from where our dumpster is located so that we don’t damage the new material as we work.

Working Day #2: Asphalt Shingle Installation

The next day will begin bright and early with our team onsite to handle the shingle installation steps. Normally, we work out the best starting time prior to getting underway, so you’ll know when to expect us on day #2. Our pros will commence roofing as soon as the step on the property and keep that flow going all day long.

When the work hits a certain completion percentage, we’ll perform an in-progress roof inspection to ensure everything is going according to plan – not to mention satisfy any local ordinances and zoning laws.

Installation Complete – Timeline Depends on Specific Roof

Once that’s out of the way, our team will work hard until all of the shingles have been installed and the new roof is in tip-top shape. At this juncture, we’ll take time to inspect the roof with you, the customer, to point out what was done and ensure you’re completely satisfied. It’s that easy!

New Metal Roof Installation

Prep for Day #1: Dumpster Drop-Off

Just as with an asphalt shingle roof, the metal roof installation process begins with the dumpster being dropped off at your location. This is the depository of all the debris and detritus from metal roof installation, so it’s a vital component of the process.

We will have a dumpster brought to the location on a trailer and dropped off at a specific location on or near your property. The truck will be there in a tight window in the morning – usually 7:00 to 10:00 am. You’ll need to make sure that vehicles and obstructions are moved the night before to allow access to the drop-off location.

Working Day #1: The Tear-Off Process

We now have the dumpster in place and our team will be set to arrive shortly after – say 30 minutes to an hour. We’ll be sure that this is worked out with you prior to the project kicking off, so don’t worry that we’ll be a nuisance.

When tearing off a metal roof, it’s important to be careful that the process does not damage the wood underneath of the structure itself. Our experts will start on the farthest edge of the roofing, away from our dumpster, and move toward it laying down dry in as we go. This is a material designed to protect the structure from weathering as the installation is ongoing. You can always count on Roofing by Hernandez to be thinking of you and your best interests!

Working Day #2 to #4: Old Material & Complexity Impact Installation Time

The dry in has been laid down successfully and all of the old materials have been cleared away. We’ll have timed the metal roofing materials to be delivered at precisely this time so as to get started immediately. Why the rush? Because unlike many roofing materials, metal roofing requires a steady hand and an experienced eye to get just right.

Depending on the roof’s complexity, and the materials that preceded it, metal roofing usually takes anywhere from three days to more than a week – again it’s all about complexity. See, when we install a metal roof we do it one section at a time, so the pitch and valleys take extra time to get right. That means a longer installation process than traditional shingles or flat roofing.

Just as with asphalt shingle roofing, it may be necessary to perform a roof inspection once the work has progressed to a specified point – say 25% complete. This is a rule laid down by certain municipalities, so check with your Roofing by Hernandez professional when discussing your roof to find out more.

New Roof Installation Is Easy When You Choose Roofing by Hernandez!

As we’ve outlined the process for you, you should no longer worry that a new roof installation is a project to dread – especially when you choose to work with Roofing by Hernandez. Hypothetical Asphalt Shingle Roof Installation Project

Morning of Day #1: Dumpster Delivery

Alright, you’re our hypothetical new roof installation customer and your home needs new asphalt shingles. That’s excellent and we’re ready to help after you’ve completed the paperwork. The first thing we schedule is dumpster delivery. We can’t tear off the old roof without somewhere to put that material and that’s where the dumpster comes in handy.

We provided you with a window for this delivery and informed you that you would need to move all vehicles and obstacles from the dumpster’s chosen location. The truck will be at your property between 7:00 and 10:00 am so watch for them and get ready to start roofing!

Roofing Day #1: Tear-Off Old Roofing

So, once we have verification that the dumpster is onsite, our team will arrive to begin the work – usually between 25-45 minutes after delivery of the dumpster. We do our best to time this right as every minute of daylight we’re not on the roof is a wasted opportunity to get more done.

The tear-off of the old roofing material begins at the edge of the roofing furthest from where we’ve placed the dumpster. This is done so that our team can apply a dry in material that covers the exposed wood and protects your structure’s interior as the installation is ongoing. You never know when a shower might pop up so better safe than sorry is our motto  – and another reason to choose Roofing by Hernandez for your roof installation projects.

All of the torn-off material will be carefully placed in the dumpster so that it’s removed completely from your property when all is said and done. Last, we’ll have the shingles brought to the jobsite just as we complete the dry in work so that we’re ready to go in the morning.

Working Day #2: Asphalt Shingle Installation

This is the big day! We’ve removed all of the old roofing material and applied dry in material to keep the woodwork safe. Now it’s time to lay down the new material including the industry-leading asphalt shingle products we rely on. The work usually can be completed in the second day but we can never be certain until we’re onsite and handling the specific roof. Some like to surprise you with unseen damage or structural issues.

That’s where the inspection comes in. Many municipalities in the local area require that a roof inspection takes place as soon as the work progresses to a certain degree – say 25% completion. We’ll check with your municipality prior to getting underway so you can sit back and relax.

Roof Installation Complete – Actual Time Will Depend on Roof

No roofing projects are the same and while we try our best to meet specific timelines, some things can happen that will be beyond our control. Rest assured, we’ll keep you updated every step of the way and ensure you’re always on the same page with our team. The end result – a spectacular asphalt roof installation!

New Metal Roof Installation

Prep for Day #1: Dumpster Drop-Off

The process for installing a new metal roof for residential customers across the area begins much the same as it does for asphalt shingles – with the delivery of a dumpster for our uses. Yes, it will be onsite for the entirety of the work but for a good reason – to ensure every bit of scrap and material ends up where it should be, not in your yard.

As we will have discussed this step in detail prior to the day we begin, you’ll be aware of the dumpster delivery in plenty of time to make certain that all vehicles and obstructions that need to be moved have been before the truck arrives to drop it off. This is normally between 7:00 and 10:00 in the morning and we’ll make sure you’re ready for it when the time comes.

Working Day #1: The Tear-Off Process

Okay, so the dumpster is in the right spot and our team can begin to tear off the roofing material – no matter what that happens to be. As you’ll have come to expect from your interactions with our team to that point, we’ll have schedule the roofers to arrive directly after the dumpster – no wasted time when working with Roofing by Hernandez!

Our experts will start removing the old roofing material at the far side of the roof from where our dumpster is located. This is done so that, as we move from one side to the other, we can lay down dry in material to protect the wood and interior of the structure until installation is completed. You’ll get forward-thinking and solid planning every time you work with Roofing by Hernandez. It’s how we operate and why we’re #1 in new roof installations – be they metal or otherwise!

Working Day #2 to #4: Old Material & Complexity Impact Installation Time

After we have removed the old material, and the dry in has had a chance to set, we’ll begin installing the brand new metal roofing of your choice. This process is handled exactly as we handled the tear-off – from the furthest side to the dumpster side. This is done because metal roofing demands it. It requires each roof section to be addressed individually, so all the valleys and peaks will need special attention to ensure that the finished product is world-class and up to our usual standard.

Because of the way metal roofing must be installed – piece by piece – it may take anywhere from three days to a few weeks. It really is wholly dependent on the complexity and challenges the roof brings to our expert metal roof installers. We never waste time but we’re also just as concerned with doing a fantastic job and striking that balance can take longer than a traditional asphalt shingle roof – no matter how skilled we are.

As with shingle roofing, we may be called on to perform a roof inspection once work has progressed to a certain point – say 25%. This is a rule laid down by certain municipalities, so check with your Roofing by Hernandez professional when discussing your roof to find out more. We’ll know for sure and make sure you do too!

Installation Complete – Timeline Depends on Specific Roof

Finally, we’re through with the new roof installation and your new metal roof looks fabulous. And it will for years to come so enjoy it and the envious looks it brings from your friends and neighbors. Before we leave, we’ll take time to inspect the roof with you and ensure you’re completely satisfied. See? We told you it was easy!

New Roof Installation Is Easy When You Choose Roofing by Hernandez!

As we’ve outlined the process for you, you should no longer worry that a new roof installation is a project to dread – especially when you choose to work with Roofing by Hernandez. Homeowners It’s Time for A Residential Shingle Roof Tune-Up!

Homeowners It’s Time for A Residential Shingle Roof Tune-Up!

As the owner of a roofing company, it pains me every time I visit a customer’s home and find rampant problems with their shingle roof – all of which could have been prevented with routine flat roof maintenance. I know, I know – most homeowners think roof maintenance is a scam put on by roofers. What maintenance could a shingle roof possibly need after it’s installed? I’ve heard this for more than a decade from homeowners all over Chicagoland. And you know what? My answer is always exactly the same. It needs quite a bit of maintenance if you want it to last as advertised.

A shingle roof should be given a tune-up by licensed and insured professionals twice a year – or at least once a year of twice is out of the question. But why is it so important, you ask? That’s simple. Flat roofing is made up of panels joined together to firm a solid, cohesive system. If any seams, any joints, any part of the system breaks down and you’re in for a lot of issues. And those issues have high costs associated.

What Can You Do As A Homeowner To Help Your Shingle Roof?

This is a fantastic question and one I’ll answer shortly, First, let’s take a look at what’s included in the Residential Flat Roof Tune-Up from Roofing by Hernandez. Everything you see listed below comes standard with our service:

  • Remove and replace up to 25 shingle tabs.
  • Nail down any pop-up nails.
  • Nail down aluminum air vents.
  • Apply rubberized caulking around chimney flashing.
  • Apply rubberized caulking around all plumbing, venting, soil, and lead stacks.
  • Clean gutters of debris.
  • Nail down all loose gutter spikes.
  • Will install up to 25 gutter hangers where needed.
  • Install gutter strainers in each downspout opening.
  • Reattach any downspouts that have pulled away from the building.
  • Apply rubberized caulking around skylights.

Give Your Residential Shingle Roof A Fighting Chance!

As you can see, this is more than just an inspection or a band-aid roof repair for a cheap price. This is comprehensive roof maintenance for your shingle roof – maintenance that can help you identify and mitigate any issues long before they turn into expensive roofing nightmares for you as a homeowner. Best of all, the price is more than affordable and the results – well, they’re as outstanding as any you’ll find in Chicagoland. That commitment to a job well done is why my team has a five-star rating on the web and thousands of satisfied customers in the area.

How Much Do Gutter Guards/Covers Installation Cost In Chicago?

Roofing by Hernandez utilizes ShurFlo aluminum Gutter Guards! ShurFlo is one of the only gutter guards on the market that require No MAINTENANCE!

Pricing for an average K-5, 5-inch gutters (standard sizing only) pricing will vary per structure.

Aluminum gutters are more durable than vinyl gutters. They will not sag and can last 20 or more years in most climates, in fact ShurFlo has a 20-year warranty.

Creating a safe place at home that does not involve the homeowner climbing on the roof to clear the gutters! Gutters need to be functional and in good working condition. We want you to feel comfortable asking us about the quality product we install.

I understand how important it is to feel the need to save money but you can’t help your home or anyone in it if you end up falling off your roof. You’re really taking a risk to have gutters installed or gutter guards installed without a warranty, what happens if in a year it starts to fall or hang? You went with that guy, who knew a guy, who did the job for a really low price and now you’re stuck because he won’t answer the phone number he gave you. It’s happened to me so, I know the feeling of distress and I can’t and won’t do it again. It really is like spending money twice!

Gutter guards, leaf guards, there are several ways to describe them but they really all mean the same thing. As a homeowner you don’t know how important these are until you need them and they are affecting your budget and damaging your home.

5 Warning Signs You Need New Gutters

  1. Cracks or splits of any kind.
  2. Paint peeling on or around your gutters and/or flecks of orange.
  3. Pools of water or signs of mildew around your home’s foundation.
  4. Water damage or water marks directly beneath the gutters.
  5. Gutters sag or have begun to pull away from the house.

For a typical ranch home, the price will start at approximately $3,800 for 120 linear feet. Two-story homes start at $4800 for 120 linear feet.

Material used is ShurFlo colors (mill finish – aluminum or black which ensures streamline finish). You do not want visible gutters in street sightlines. They should be flush against property. Your gutters will not overflow anymore and you will be at ease with the installation.

Included in cost:

  • All material is inspected before installation and clear of debris before leaving the premises.
  • Cleaning and caulking all seams of the gutters.
  • Re-nailing the back gutter hangers.
  • Installing up to 30 additional gutter hangers.
  • Resecuring all downspouts to the wall.
  • Ensuring that all gutters are pitched correctly.

Cost Variables:

Height? Let’s break it down.

  • Different pitches of a roof will play a factor.
  • Different altitudes.

Combination of accessibility – multiple levels.

  • Extra workers, extra time, dangerous conditions, minimal space between homes.

What do they do?

It’s a cover placed over the tops of your gutters. The covers keep most debris out of your gutters while still allowing water to drain from your house.

Protecting your gutters is very important. You don’t want to find yourself saying “I should have taken care of that already” when you hear the sounds of water pouring loudly on the side of your house. My husband tried a few times against my advice and ended up falling straight on his behind, hurting not only himself but our household. It was the build-up in the gutters and in theory “well, what if I just try to save us some money” reality isn’t so easy as he soon found out after his fall. Gutter guards are a simple concept to protect your gutters from debris.

Why should you get them?

*Long term costing savings.

  • Keeping your gutters clear of debris saves the soffits of your roof lines affecting your budget.
  • Moisture build up can occur if debris is not blocked from forming.
  • Nesting the gutters, controlling the obvious, it’s a bird’s instinct to create a space in your gutters. It happens extremely frequently and creates blockage and strong downpours.
  • Gutter cleaning services will not be needed. Saving money long term.
  • Chicago 4 season climates – Brutal winters and ice-building effects can damage gutters. Heavy rain, high winds, and 4 season factors affect gutter maintenance.

*Sharing property lines with your neighbors – When access to the other side of your home is difficult, your home will potentially be affected, it’s safer to protect the side of the home’s structure that you can’t see or access.

  • Maintaining boundaries on shared property lines can be difficult. It is your responsibility to allow a company to gain access. Preventing damage to a side of your property that you cannot easily access is a huge part of saving budget. Accessing entry and performing maintenance in advance will prevent future problems.

*Accessibility – accessibility to complete property for installation.

  • Access to premises on neighboring lines needs to be provided to complete work. Reviewed above, neighbors may change but it’s still your property that needs to be addressed.

You have choices and I have included the top five gutter guard companies in Chicago so you can compare pricing and material. Hearing something like this is a bit different from a company that also has a comparable material for your gutters but we always want you to feel comfortable when choosing a long term product for your home.

As a homeowner these things typically are not thought of until it’s needed but now that we are here discussing gutter guards, there are a few things to think about.

What are the benefits?

Your home needs to be protected from the elements and gutters are part of owning a home but gutter guards give you that protection for unnecessary costs and maintenance.

What are other factors that affect your price?

Pricing will always fluctuate depending on size of coverage. Specifications to be determined.

Reminder Checklist:

For starters, remember homeowners to get a warranty in writing by the company installing them and discuss warranty terms so you get a good understanding about everything involved.

  • No warranty means you’re on your own if something goes wrong and the long term cost will affect you financially.

Manufacturer warranty is not guaranteed. Always ask if the product comes with a warranty, manufacturer warranty is for product, it does not include company warranty for work performed or to be performed.

  • Homeowner, In the long run, no one wants you to hurt yourself trying to climb on the roof or a ladder to cut corners. Harming yourself is the last thing you want to do unintentionally of course.

Does installing gutter guards under the shingles of your roof interfere with the roof warranty?

  • A question to ask during estimate.

How long does the install take? Do soffits need to be inspected before the leaf guard can be installed?

  • A question to ask during estimate.

Is there anything a homeowner needs to do after the install?

  • A question to ask during estimate.

HOA/condominium association approval? Is it necessary?

  • It’s always recommended to check with your HOA and condominium association to be sure.

It would be so much easier if being a homeowner came with instructions but as a homeowner I can tell you, you don’t know about everything involved until you find yourself needing these services.

Remember that if you are a new home owner and the previous homeowner “had” a warranty on material you now need, it may not be transferable to you.

Our homes are our biggest investments and we need to make the right choices.

Okay, so let’s talk about relatable information because after all, I am a homeowner and a customer.

It’s important to provide you with all the information you need to make great decisions. If you have more questions about all things roofing and want to ask them. I suggest you write down a list of questions so they can be answered when they come out for your appointment to give you an estimate. It’s the best way to ensure you don’t forget something.

Did I miss anything? I know what I forgot to say, have a great day.

Hail Damage 101: How Hail Impacts Roofing

At Roofing by Hernandez, we know the damage that hail can do to all kinds of roofing materials – for both residential and commercial customers. We should with decades of hail damage roofing experience on every crew and after helping thousands of home and business owners repair the damage that hail has done. With the increase in storms across the Midwest, it pays to know what you’re up against when hail comes to town. That’s what we’re here to do – give you insights into what can happen when hail impacts a roof, how to spot damage after the storm has passed and what to do about it when you find it. Let’s get started!

Why Hail Causes Roof Damage

When discussing hail and hail damage, the very first thing to get straight is that not all hailstorms are equal. If you’ve ever experienced hail, you know that the hailstones themselves can vary greatly in size. And that’s compounded by where you are in relationship to a storm. A house next door may avoid serious damage while yours is hit hard. There’s no rule of thumb when it comes to judging hail’s potential for damage. You just have to hope for the best!

Now let’s take a look at what factors can play a role in roof damage caused by hailstorms. These are just a few of them and we’re sure meteorologists would have more they could add. We’re just roofers and this is what we pay attention to:

  • Hailstone Size: When it hails, the size of the hailstones that hit your roof will have a major role to play in the scale of the damage afterward. That should come as no surprise since hailstones that are pea-sized will be far less damaging than those that are the size of golf balls or citrus fruit. No one wants to see grapefruit-sized hail coming down on their home or business. Those sizes can literally puncture holes in the rooftop!
  • Wind Speed: This may come as a bit of a surprise but wind speed plays a role – especially in asphalt shingle-roofed homes and businesses. The impact from hailstones can pull up edges that the wind then catches and sends flying. High winds in connection with hailstones can also cause damage that’s less obvious since it’s not a direct downward force but instead comes in at angles.
  • Type of Roofing: Believe it or not, some roofing materials can stand up to hail damage much better than others. This is especially true for the composite flat roofing materials used across Chicagoland. Materials like TPO & PVC and EPDM roofing are good insurance against hailstorms and can be adapted to work with just about any roof imaginable. Single-ply, modified bitumen and asphalt shingles and metal roofing suffer more under hail and will require more repair work to set right.

How to Spot Hail Damage

Depending on what type of roofing material your home or business has in place, you’ll need to look for slightly different things when it’s time to inspect your roof after a big storm. While you can do this yourself, it’s much easier and more effective to call Roofing by Hernandez at (312) 439-0556 and have our highly-skilled and experienced hail damage roofer take a look and provide you with a clear estimate for their recommended solution. They’ll even help you with your insurance claim!

If you’re gung-ho on checking your roofing yourself, here’s what you’ll need to look for on a variety of roofing materials – remember we can do this for you or with you – it’s up to you!

  • You may see random spots of damage throughout the roof.
  • Dark coloration where impacts have occurred – especially with lighter tones material.
  • Dislodged granules showing wear or even the underlayment.
  • Shingles may appear shiny due to impact damage.
  • Cracks of any kind in the flat roofing material.
  • Dents and membrane blisters due to severe impacts.
